The cranes are gone and the glass is clean: the marina quarter opens this month with three office levels, a food hall and a rooftop the developers describe, accurately, as the city's best sunset.

The bet is that the office must now compete with home — and win on experience. So there are showers, studios, a crèche and ferry tickets bundled into the lease.

The numbers

Two-thirds of the space is pre-let, mostly to firms trading downtown towers for smaller, brighter footprints. Rents run premium, but tenants point to the hiring value: interviews keep ending with the rooftop.

Build somewhere people want to be, and the talent argument makes itself.

What it signals

Quarter by quarter, the city's center of gravity drifts toward the water. The marina is the clearest statement yet that the future office is fewer desks, better days.
